David entered the industry in 1997 as a loan officer and has since worn many hats, including agent, broker, team lead, operations manager, TC, trainer, coach, and systems creator. He now runs the successful Cultivate Wins, LLC and Cultivate Wins TC Services, providing real estate coaching, consulting, training, and TC services. After all these years, David is more passionate than ever about small business ownership, the real estate industry, and the people he and his organizations serves.
Professionally, David's current focuses revolve around:
1-on-1 coaching for agents, brokers, TL's, EA, independent TC's and real estate software developers.
Developing training and course materials for small business owners.
Building out and growing the most predictable and respected TC Service business in the country.

With over four years of experience as a transaction coordinator, Rain has developed a deep expertise in managing seamless transactions and providing exceptional support to clients. During her time in SaaS, Rain also thrived as a training manager, where she successfully created process improvements that increased team efficiency and enhanced overall performance.
Rain and David first worked together over 8 years ago. And at the time Rain became a full time TC, Listing Coordinator, trainer and hiring manager for David.
When not working, she enjoys cooking and baking, experimenting with new recipes, and discovering the perfect cup of coffee. A passionate traveller, Rain loves exploring new cultures and gaining fresh perspectives. At home, she cherishes spending quality time with her dog.
